The Cotton Works, Wigan

The Cotton Works is the largest undeveloped brownfield site outside London. The Heaton Group’s masterplan will transform it into a vibrant new urban neighbourhood for Wigan, a place to live, work, trade, shop, eat, and socialise. The development will celebrate the town’s industrial heritage by restoring and reimagining its Grade II listed mill buildings, while introducing high-quality new homes, hotels, leisure destinations, and landscaped public spaces.

More than just an aspirational new address for Wigan, The Cotton Works is set to become a regional destination, a dynamic economic hub that drives growth and brings people together.

Next Phase has been retained to lead the delivery of all hospitality and mixed-use elements of the scheme. These include:

  • Feast at the Mills - a meanwhile street food and entertainment venue.

  • The Three Mills Beer & Ale House - a purpose-built pub designed for modern community use.

  • Weave Coworking - flexible workspace to support local businesses and freelancers.

  • Future Plans – include a 15,000 sq ft food hall, event space, and a new competitive socialising venue.

Together, these elements will create a lively, inclusive destination with day-to-night energy, drawing visitors from across the borough and beyond.
